Located in a former industrial neighborhood in Del Rey, this 4-story 100-unit loft project is organized around a central landscaped courtyard. Six individual, open-air stair / elevator cores eliminates the need for internal corridors and creates a more intimate sense of arrival as each wide, open-air lobby serves only 4 or 5 units. The collective outdoor space of the courtyard builds a sense of community, while each unit also features its own expansive terrace or garden. The units feature 11' ceilings, flexible loft layouts, and full-height sliding glass doors that connect the interiors with the private gardens and terraces. A layout without interior corridors meant that 100% of the allowable 159,000 sf of floor area could be designed as usable (and saleable) square footage.
